What drives the price
Booking systems, automation, and integrations, not page count. A five-page brochure and a one-page site with a live booking calendar can cost the same and perform completely differently. Whether it is labelled web design or web development, you are buying the same thing: pay for the system, not the paint.
Fixed price or runaround
Insist on fixed scope and fixed price before work starts, and confirm you own everything at the end: domain, code, and content. "Depends on scope" quotes are where budgets die.
The questions to ask any builder
Five questions separate a system from a brochure. Ask all of them before you pay anything.
- How fast does it load on a phone, and can you show me on a real device?
- Where does a visitor book or WhatsApp you from any page, in one tap?
- What happens to an enquiry that arrives at 11pm?
- Do I own the domain, the code and the content if we part ways?
- What is the fixed number, in writing, before work starts?
One-off build or monthly subscription
Two different price shapes are now common in Malaysia and they are not comparable on the sticker. A one-off build is a larger number once, and the site is yours. A subscription is a small number forever, usually on a one-year contract, and the site typically stops working the day you stop paying. Run the two-year total before you decide. A RM399 monthly plan is RM9,576 over two years; a RM2,500 fixed build is RM2,500 and you still own it.
What "cheap" actually costs
The RM500 to RM1,500 end of the market is real, and sometimes correct. It is usually a template with stock copy, no booking path, and no plan for what happens after launch. That is fine if you need a placeholder. It is expensive if you needed the enquiry, because a site that never converts costs you the customers it failed to catch, every month, quietly.

Common follow-up questions
Is RM2,500 too cheap to be any good in Malaysia?
It is below the agency band and above the template band, and the reason is cost structure rather than corner-cutting. One builder, fixed scope, no account manager, no reselling the work to a junior. The honest limit is scope: five pages. Anything beyond that gets quoted separately instead of being absorbed and rushed.
Why do agencies refuse to publish prices?
Usually because the number depends on what they think you can pay. That is a legitimate model for complex work and a bad one for a five-page SME site. If a builder will not give a number before a call, you are the variable being priced.
Does the price include hosting and a domain?
On the RM2,500 package the site ships hosted on Cloudflare with SSL included. The domain is yours to buy, roughly RM50 to RM80 a year, and I connect it. I do not resell domains, because a domain registered in my name is a leash and you should not accept one.
How long should a five-page site take?
Five to ten days for a fixed-scope build where the content decisions are made up front. Two to three months is an agency timeline, and it is usually queue time rather than work time.
What is the real cost of a website that does not convert?
Take your average customer value and multiply by the enquiries you never received. A clinic with a RM300 average and four missed enquiries a month is losing RM14,400 a year to a site that technically exists. That is the number to compare against, not the build price.
